Equity and co-investment partners for the development pipeline — principally Hiram Park in Midland and Widow's Sun Lodge in Pecos. Debt for Hiram Park is already secured; the raise is for the equity portion alongside Wilde Company's own capital.

Two ways, and each project is underwritten for both: a sale at completion, or a hold at stabilised rents. Hiram Park pencils at $650K per unit on sale or $2,600 per door on lease; Widow's Sun Lodge is underwritten as a hold at roughly 1.86x stabilised DSCR.
